Building Process House & Land

Securing Your Home and Land Package – Select Package

✔️ Customer to pay a non-refundable payment of $500. This will reserve the package for 14 days. Should customer proceed this payment will be deducted from the contract amount.

✔️ In the meantime, Building Contract is prepared for signing. 

✔️ The Land Contract will be sent directly to customer’s solicitor. All this will occur within 7 days.

Customer Requirements
  • Customer’s solicitors’ details required in order for Land Contract to be issued.

Note:

* Customers have sought financial advice and are aware of their borrowing capacity.

* Preparation of Land Contract and Building Contracts run concurrently.

* There are additional fees for customers solicitors.

Building Contract

✔️ Build Contract is issued via DocuSign to customer.

✔️ Customer signs Building Contract.

✔️ Builder orders home owner warranty insurance.

✔️ Customer receives a $15,000.00 invoice for deposit payment. This payment will be deducted from the contract amount.

 

CUSTOMER REQUIREMENTS
  • The above noted documents must be accepted within the designated timeframe to maintain fixed site pricing.

Building and Land Contract Signing

✔️ Customer signs Building Contract via docusign

✔️ Customer signs Land Contract and pays 10% deposit of the contract price with their solicitor

  • The above noted documents must be signed & $15,000.00 payment is required within the designated timeframe to maintain fixed site pricing

* Contract Tender Contract Quotation and Building Contract terms and conditions cannot be varied

* Exchange of land contracts required within 14 days of issue

Land Registration

✔️ Customer to pay balance of land purchase price.


Customer Requirements
  • Land settlement to take place within 14 days of land registration with the LRSNSW unless otherwise noted. Balance of land purchase price to be paid.

Finalisation and Approval

✔️ Estate Design Review Panel Approved (if applicable)

✔️ Everyday Home’s to lodge plans for building approval

✔️ Sydney Water Approved

✔️ DA/CDC Approved

✔️CC (Construction Certificate) Approved

Customer Requirements
  • Signed mortgage documents or owners’ capacity to pay.

  • Proof of ownership of land.

  • Customer to pay balance of 5% deposit prior to site start.


Note:

* Basix approval is subject to house type and orientation.

* Approval times will vary depending on the estate, developer, and the relevant council.

Meet Your Construction Co-ordinator

  • Colour selections appointment to be finalised at our design studio hub at our main office during business hours.

Construction Commences

Slab Stage

✔️ Customer to pay progress payment of 15% 

✔️ Slab, external drainage and site works complete

Customer Requirements
  • Progress payment to be forwarded to lending institution by customer.

Note:

* You will meet your site supervisor

Frames Erected

✔️ Customer to pay progress payment of 20% 

✔️ Frames erected and windows installed

✔️ Frame stage complete

Customer Requirements
  • Progress payment to be forwarded to lending institution by customer.


Note:

* Site supervisor can be contacted to arrange a site meeting (if required).

Brickwork and Roof

✔️ Customer to pay progress payment of 20% 

✔️ Brickwork completed, and first floor roof tiles laid. 

✔️ Bricks may be cleaned, and first floor roof tiles bedded in the next stage. 

✔️ Kitchen has been made and stored ready for installation

Customer Requirements
  • Progress payment to be forwarded to lending institution by customer

Note:

* Site supervisor can be contacted to arrange a site meeting (if required).

Internals

✔️ Customer to pay progress payment of 15% 

✔️ Electrical rough in & internal linings substantially completed

Customer Requirements
  • Progress payment to be forwarded to lending institution by customer

Note:

* Site supervisor can be contacted to arrange a site meeting (if required).

Kitchen Installation

✔️ Customer to pay progress payment of 15% 

✔️ Kitchen installed, fix out substantially completed.

✔️ Wet area tiling substantially completed

✔️ Painting substantially completed

Customer Requirements
  • Progress payment to be forwarded to lending institution by customer.

Final Touch-ups and Balance

✔️ Customer to pay final and remaining balance of 10% 

✔️ Any final touches on the home are completed and finish practical completion items

✔️ Any agreed works from the inspection will be carried out as agreed with the owner.

Customer Requirements
  • Progress payment to be forwarded to lending institution by customer

Note:

* Site supervisor will contact you to arrange practical completion inspection

Handover

✔️ Keys are given, and you can move into your new home

Customer Requirements
  • Customer will come into the office to meet the construction co-ordinator for handover

Note:

* Defects liability period begins straight after handover and continues for 90 days.

Defects liability and Warranty Care

✔️ A one-time inspection day to address any issues will be scheduled on agreed date with customer


Customer Requirements
  • Customer to submit a one-time list of any defective items form within 90 days after settlement.


Note:

* Rectification works are completed Monday to Friday between 7am – 3.30pm unless agreed between trade
